40 Rosedale Heights Drive - MOORE PARK

What happened here!?!

This is a 6 bedroom, 7 bathroom, 6,600 square foot house  with a 2 bedroom, 2 bathroom, 1,220 square foot coach house on an 81.5 x 138.66 foot lot at 40 Rosedale Heights Drive in Moore.

It's a beautiful old Edwardian that reminds me of a cross between the old CBC/Havergal College building on Jarvis...

And the old George Gooderham House, aka York Club...

It's a really big house that is a mix of austere and welcoming.  Perhaps a darker, more charcoal-y colour trim would help (not black-black though!).

Inside, its WHITE.  Like....ALL white.  For those who like their trim not painted, this is NOT the house for you.

There are dated aspects to this house (cough, the kitchen tile, cough), and there isn't a lot to get excited about.  But you have to admit, it's pretty great.  Though not at all exciting as it is, my favourite part is the 'sun room' that would be an awesome bar (or is it a bar already)...

It needs more going on.

The coach house has a lot of potential as well.

It could be a house in itself!  Actually, with such a big lot, I wonder if you could sever it and sell the coach house.  There is room to give it a yard and parking.  And it would probably sell for close to $1 million alone.

One thing about this house tthough hat there IS to get excited about are these floor plans.

I like these floor plans.

There is a lot of potential to be something amazing.

Which is probably why this house sold in the spring...

I never posted it (not sure why), but I think it was listed around $4.4 and it sold after a while for $4.1.

Or it was listed at $4.1 and sold for $3.9.

Either way, it's back on the market.

This time for $3,790.000.

Seems like a better price than $4.4.

But what happened to the spring deal?
