44 Hillsdale Avenue West - CHAPLIN ESTATES

This is a 3+1 bedroom, 4 bathroom semi on a 20.08 x 113 foot lot at 44 Hillsdale Avenue West.  

It is a flip and, for the most part, I like it.

The front window in the living room is a bit too retail store for me, but it gives lots of light.  The floors are good.  The living room is tiny but there is a family room area at the back.  And I like the kitchen, but would prefer an island rather than a penninsula.

Speaking of the kitchen, looks like someone has a thing for Nespresso.

Upstairs, the bedrooms aren't huge, but there are 2 bathrooms and the basement is finished with another bathroom.

The listing says it is in the Chaplin Estates area, but to me, it's more like Yonge and Eglinton.  It is really close to both.

And it is also really close to the new Freed Developments/CD Capital building that is being built on the old Art Shoppe land...

This is a good thing or a bad thing depending on who you ask.

This neighbourhood is often called Yonge and Eligible.

Like these two?

This house offers a lot.  To me, it feels like a much smaller version of the detached 4 bedroom house that I posted yesterday at 64 Arlington Avenue in Wychwood/Hillcrest.

That house is listed at $1,599,000.

This house is listed...

At $1,269,000.

Hmm...one of them seems like a better deal.
