The 4+1 bedroom, 4 bathroom row house on a 16.58 x 121 foot lot at 222 Shaw Street in Trinity-Bellwoods that was listed at $1,190,000, had a price drop to $1,189,000 (good one), and I think sold in the low $1.1s or high $1.09s (looks like I never posted the sold).

But though this house is very similar looking and it even has the same basement door...

This lot is smaller at 13.33 x 98 feet with no garage.

It is 4 bedrooms and 3 bathrooms with a partially finished basement, but it is currently set up as 2 bedrooms, a tv room, and an office.  So my thinking is that this couple has no kids, might be about to have a kid and have realized that this house might be a little tight with a kid.

Or they just want to move (not sure why).

But either way, this is a really nice house and it shows really well.  Either these people did an excellent job staging or they are just always really organized (I think they are really organized).

It definitely isn't a wide a house.  But it is a good house.

It's located across the street from Vermont Park.

It was 14.43 feet wide and needed updated.  It was listed 2 years ago for $695,000.  It sold for $790,000.

This house is done and it is listed at $899,000.

But I don't think it is selling for asking.  I think this house is going over.  Probably closer to $960,000...maybe a little more.

It is pretty narrow though.
