Which I suppose it does.
If it weren't for the broadloom and the curtains, this could easily be decorated like a typical Trinity-Bellwoods house like the one at 3 Givins Street.
But the listing also says

which is a way of saying it hasn't been touched for decades.
And it probably needs a LOT of work. But there is a ton of potential.
It's hard to figure out the second floor layout right now, but that front room could become a master with a bathroom with 2 more bedrooms and a bathroom on the second floor and family room or another bedroom on the third floor.
Or it could be 4 bedrooms and 2 bathrooms on the second and a master on the third.
Basically, there is a lot that can be done here.
This is a beautiful street doesn't see a lot of houses come up, let alone ones that you can do exactly as you would like.
And it has parking which is a big issue on this street being so close to Rosedale subway station, Yonge Street, and the park.
The asking price is $1,395,000.
At this price, the whole thing is getting redone and the work would probably cost around $400,000, maybe a bit more depending on the finishes (and depending on why there is a dehumidifier in the basement) .
If the presumed gutter at 94 Macpherson Avenue that I am pretty sure didn't have parking could sell for $1,222,500 a year ago...
This house on an arguably better street could definitely sell for asking (if it hasn't already).
Especially since they are throwing in the light fixtures.
