AND HERE IT IS NOW - 312 Gladstone Avenue - LITTLE PORTUGAL

Does this house look familiar?

Probably not....

Because this is what this semi at 312 Gladstone Avenue in Little Portugal looked like a year and a half ago...

It was the house that was leaning into the neighbour's house, and not the attached house.

 When I posted it in March 2013, the asking price was $475,000.

But it had been listed before and here was the history:

March 2009    $244,900

October 2010    $488,800

September 2011    $498,000

 If this house was leaning, and according to one of the neighbour's who sent it in, it was leaning A LOT, was this worth more than the March 2009 asking price?

Well, I suggested that perhaps someone could completely redo it like Modern Dwelling's Rudy Bortolamiol did to his Deer Park semi as mentioned in this Globe and Mail article about it from January 2012.

But with such crazy structural stuff happening, I wasn't sure if it was possible.

It sold the day I posted it for $395,000.

Then it was back on the market in May for $395,000.

It sold again in June for...

$365,000.

It has been completely redone by architect Steven Fong and David Yostos of Y Squared.

According to the Globe and Mail article that was posted about this house yesterday (thanks to everyone who sent it in), the builder described it as...

'an American interpretation of the Toronto house.'

I'm not sure what that means.

But it's a good 3 bedroom house.  I'm just not sure I love everything about it...

Like that kitchen island is a little long, but would be AWESOME for a 30 person boat race (skip to the 2:02 minute mark)...

I'm not loving the staging sheets of this bed, and that vent thing sticking out is kind of awkward...

But if I were a neighbour, I would be happy this was here instead of the leaning house.

I'm just not sure they are going to get asking...

Especially when they bought it for $365,000.

Hmmm...anyone know what this neighbour at 320 Gladstone Avenue sold for (if it actually ever sold after being renovated)?
