AND IT WENT FOR - 104 Moore Avenue - MOORE PARK
Yesterday, I posted this 4 bedroom, 4 bathroom semi on a 26.25 x 114 foot lot at 104 Moore Avenue in Moore Park.
It was a good house if you were okay with the fact that the second floor was mostly all master suite and that 'second bedroom' was really more of an office.
And as a reader who I was emailing with last night pointed out...
It was a goof house if you were okay with the kitchen that was extra wide so they could incorporate the posts instead of installing a beam (or so I assume). For some reason, I am not normally into posts like this but, unlike the reader, it didn't bother me here. But that dining room does kind of look extra tight.
I also mentioned to the reader last night, this felt like an empty nester's house, or someone with teenage children. Someone with older kids who would rather be in this family neighbourhood rather than spend another $500,000 to be on Balmoral.
Turns out I was right about the current owners, but what about the new owners?
As you can see from the floor plan that I forgot to include yesterday, if you got rid of that wall in the 'second bedroom' and added a beam to open it up...
That could be a good sized bedroom...
Making this a proper 4 bedroom house for a young family...
Which is who I think this house and neighbourhood would attract.
This house was listed at $1,650,000.
I thought it could sell for $1,730,000...if there were no windows that needed to be replaced.
It sold...
For $1,711,000.
