392 Markham Street - PALMERSTON
This is a 5+1 bedroom, 3 bathroom semi on a 23.67 x 125 foot lot with 1 lane parking spot at 392 Markham Street in the Annex.
A couple of days ago, after I posted the sale of the 5 bedroom, 2 bathroom semi on a 26.79 x 150 foot lot at 23 Albany Avenue in the Annex...
That sold for $1,605,000...
A reader who was considering putting in a bid on this house sent me this listing. They were wondering what I thought the final price would be.
It's listed at $1,590,000.
For some reason, I guess because I had just posted an Annex house, I was thinking this house was also in the Annex and said I thought it would sell for around $1,700,000.
But it's not in the Annex. It's in Palmerston.
And it's down the street from the house at 498 Markham Street...
Which was a great house if you were good with your bathroom being in a closet.
That house was listed at $1,450,000, but I am not sure what it sold for. I think just a little under.
It's also down the street from the 4+1 bedroom, 3 bathroom semi on a 20.5 x 120 foot lot at 370 Markham Street...
That had an interesting but usable kitchen and bathroom. It was listed at $1,399,000 and sold in 6 days for $1,500,370.
But considering that the kitchen and a bathroom in this house are very dated, and there are only 2 bathrooms for 5 bedrooms...
And that this large detached house at 544 Palmerston Boulevard...
I don't think this one is going up to $1,700,000.
But look at this floor plan...
So many staircases! I love it.
Other than the kitchen, bathroom, and the apartment (that seems to only be accessible through the house which is weird), this is a move in ready house.
But if you were going to do some renovating...
I think I would switch the bathroom and bedroom at the back and make it a shared bathroom between those 2 back rooms, make the 2 front bedrooms a master suite and put another 2 bedrooms and a bathroom upstairs (or put the master upstairs, but I am not crazy about a third floor master).
This is a great house and I suggest to the reader to bid what they feel the house is worth for them.
I think the price is high by about 10-15%.
But considering this listing has already been sent in my a few readers (thanks!)...
Perhaps it will sell for ask.
P.S. Remember a few years ago when I thought $1.600,000 was kind of crazy for this fully renovated Trinity-Bellwoods semi at 140 Crawford Street?
