AND IT WENT FOR - 89 Pears Avenue - YORKVILLE

The first time I posted this 2 bedroom, 2 bathroom semi on a 15 x 105.5 foot lot at 89 Pears Avenue was in October.  

It was a good semi that had some really charming aspects to the house like the interior doors...

And though I would consider anything above Davenport to be located in Summerhill, a reader pointed out that it is technically located in Yorkville...

It was listed at $1,298,000.

It thought it would sell fast, but closer to $1,250,000.

It didn't sell and a couple of weeks later, the price was increased to $1,498,000!  Guess they wanted a bidding war and didn't get it.

A few weeks ago, it was back on the market for $1,379,000.  

I still thought it was too high.

It sold in 11 days...

For $1,349,000.

So....if you take into account a 10% annual increase....

I guess it should have been listed at about $1,275,000 in October.
