When a reader sent this listing in yesterday (thanks D!), I wasn't sure I liked it.

But now that I take a closer look...

And I think I love it...a lot.

I just wish there was a floor plan, because there are a few things that took a while to figure out. 

Like the entryway.

It's a long hallway which might not be for everyone...

Like the people who didn't like the entryway of the house at 229 Wright Avenue in Roncesvalles...

And the fact that the dining room space is kind of tiny for a house this size...

Might not appeal to a lot of people.

And there is this weird little office nook...

That I couldn't figure out where it was until I looked at the 360 images...

And I still can't figure out where the stairs on the first floor are located.

But other than the small dining room, this house has a LOT of space.

It's a 4+2 bedroom (see, floor plan!), 5 bathroom semi on a 25.25 x 129 foot lot with 2 parking spots at 154 Cottingham Street.

And according to the listing, there is 4,677 square feet of living space.

Because the reno was done in 2007, the floors are really dark.  But it would probably be possible to sand those down to brighten it up a bit.   Then, this house would be amazing.

The asking price is $2,195,000.

The house at229 Wright Avenue in Roncesvalles was a detached house with a much more impressive family room...

But there is a similar feel here (maybe it's just the windows).

That house sold for $2,350,000.

It also reminds me a lot of another smaller Summerhill house at 44 Walker Avenue...

That house was listed 2 years ago at $2,375,000.

I thought that house would sell for $2.65.  It sold for $2,512,500...

Or $3,040,000 in 2015 dollars!!!

So....is this place waaay underpriced when it looks like all that needs to be done are the floors, if that?

I think so. 

This place will sell fast...

And probably closer to $2,525,000.

(if it weren't so close to Avenue and if the backyard was bigger, I would have gone higher).

P.S.  Of all the chairs in this house, and there are a lot of freaking chairs...
