This is a 4 bedroom, 4 bathroom semi on a 17.79 x 104.17 foot lot at 37 Fuller Avenue just north of Queen Street East in Roncesvalles.

According to the listing, this house is...

And considering that the second I saw it, I immediately thought of the house at 105 Leslie Street in Leslieville...

That was listed at $749,000 and sold for $865,000.

That house was owned by Julia Black, the sometime guest of Cityline and (former?) Associate Home Editor at Chatelaine...

So...

I'm guessing that magazine that this house is about to be featured in is Chatelaine, (though it does look a little like a Style at Home crossed with a Dwell feature).

This house is listed at $1,249,900.

It is move right in with a finished basement, a garage, 4 bedrooms, and a large kitchen (don't wreck that tile with uppers!)...

I'm thinking it will sell over asking.

Probably closer to $1,299,000.

Maybe $1,325,000.

This house was designed by Paula Velez of Paula Velez Design, and sometime designer on Restaurant Makeover.

Wearing super sensible demo foot wear.

So, this was a full back the bricks renovation.

And the kitchen tile does look like a bunch of wrenches (forgot to mention that)...

 But I still like it.
