66 Spruce Hill Road - BEACHES (UPDATE)

If you are wondering what I was thinking when I was looking at the photos of this house....

Well...

It was this...

I am into the windows, the floors, the white walls, the furniture, the bathrooms, the basement, the backyard, all the light fixtures that come with the house...

Basically, I love everything about this 3+1 bedroom, 4 bathroom semi on a 25 x 127 foot lot with 2 parking spaces.

But if there is one thing that is kind of driving me crazy (other than the Vespa)....

It's this...

Because that big red circle is where your guests are going to be looking while you are bent over loading the dishwasher after dinner.

I wish the sink and dishwasher were where the microwave is...

(Or just turn the whole island.)

Otherwise, I love everything about this place.

It's listed at $1,499,900.

If the house at 108 Wineva Avenue (that I just noticed is on cinder blocks...)...

Could sell for $1,549,000...

There is no way this won't sell for at least ask.

Even if it is a semi, I think this could sell closer to $1,725,000...

Sink and all.

Okay, maybe more like $1,650,000.

P.S.  Where's the toilet in this washroom!?!

UPDATE:  Thanks to the readers below for pointing out that this is a flip done by ModernKind.

They are the company that did the first Ivy flip that I posted at 112 Ivy Avenue...

That was listed at $899,900 and sold for $912,000 in July 2013...

And the house at 641 Logan Avenue...

That was listed at $1,599,000 that and I thought it could sell for $1,725,000.  It  sold for $1,650,641 in June 2014.

Looks like they are doing a flip a year.  So far, this is their best.

Here are some before and during renovation photos from their Facebook page...

(thanks J for sending this in!)
