78 Elm Grove Avenue - PARKDALE

This is a 3+3 bedroom, 4 bathroom house on a 26.5 x 109.33 foot lot with 2 parking spots at 78 Elm Grove Avenue just south of Queen in Parkdale.

Though it was built in 1870, the interior has been rebuilt and it reminds me a lot of the house at 114 Argyle Street in Trinity-Bellwoods...

Unlike this house, that house was a new build, not a rebuild.

But both have a new build feel.

Except for this...

That is an awkward bedroom and feels like an original room with that attic door in the ceiling.

And this whole layout does not make sense.  

Why do you need the linen closet that is taking up room from that awkward bedroom when you have already taken up space from the other room for storage in the laundry room?

But I feel like the first floor and the backyard might sell this place.  And that rooftop deck isn't bad either.

I am just not sure that with only 3 bedrooms and with one being really awkward, not to mention the location so close to Queen, and that it is on a laneway, that this will sell for its asking price.

This house is listing at $1,599,900.

I'm thinking it will sell closer to $1,499,900...maybe a little higher.
