AND IT WENT FOR - 37 Fuller Avenue - RONCESVALLES

A little over 2 weeks ago, I posted this 4 bedroom, 4 bathroom semi on a 17.79 x 104.17 foot lot at 37 Fuller Avenue in Roncesvalles (or Parkdale).

I thought it was a flip done by

Julie Black, the sometime guest of Cityline and (former?) Associate Home Editor at Chatelaine...

Who was also the apparent owner of the similarly styled house at 105 Leslie Street in Leslieville...

So, when the listing said this was 'To be featured in Home Design Mag', though I thought the photos looked more like a Style at Home shoot crossed with Dwell magazine...

I assumed the magazine was going to be in Chatelaine.

Turns out, it was not a flip done by Julie Black and this house was not going to be in Chatelaine.

It was, in fact, a Style at Home shoot and the designer was Paula Velez of Paula Velez Design, and sometime designer on Restaurant Makeover.

It was a good house.  As some readers pointed out, that powder room vanity might be a nightmare sooner than later, and some thought the house was dated with wrenches in the backsplash...

But it works.  And it was done top to bottom.

The asking price was $1,249,900.

I thought it would sell closer to $1,299,000...

maybe $1.325,000.

The day after I posted it....

They increased the price...

To $1,335,000.

It just sold earlier this week...

For $1,295,000.
