 I mentioned that if you were a flipper in Trinity-Bellwoods right now, you are probably pretty excited because that house that sold for $849,000 in September 2013 just sold for $1,511,000.

Now this house down the street that I first posted in August 2013 when it looked like this...

Has been flipped and is back on the market.

In 2013, it had a hard time selling.  It was first listed at $729,500, but considering this is what it had looked like a couple of years earlier...

It was probably a bit of a mess inside.  It was just hard to see from the photos.

But even though it had a wine glass in the brick on the front...

I thought the price was high.  

And considering that it was attached to the house at 18 Givins Street...

That I really liked...

(And also happens to be the exterior of a house shown on The People's Couch)

And had sold for $716,000 in 2012...

I thought this house that needed work would sell around $625,000.

It didn't sell and by August 2014, it was back on the market at a drop to $699,900.  By October, the price was dropped to $649,000 (and then increased the next day to $649,900).

I am not sure what it sold for, but it has been gutted and is back on the market...

For $799,000.

If the house at 98 Givins is an indication of what people will pay for to be in a finished house in Trinity-Bellwoods right now...

This house will probably sell for $925,000...

Unless those aren't real hardwood floors, and if the dining room looks as tiny in real life as it does in the photos with that closet in the front hall...

And the fact that with 3 bedrooms and 3 bathrooms on a 14 x 65.25 foot lot, 

This house is pretty small, and I can't imagine it has much of a yard...

And though I like first floor powder rooms, this one takes up a lot of space in this house.

So, even with the Audrey Hepburn print...

I'm thinking this is selling closer to $835,000....maybe $845,000.

P.S.  Know what would be nice?  If they fixed whatever this is...
