41 Sheridan Avenue - LITTLE PORTUGAL

This is a 3 bedroom, 2 bathroom detached flip on a 17 x 122 foot lot at 41 Sheridan Avenue.

It used to look like this...

When it was listed in October for $749,000.

So, they got rid of the front porch, replaced the windows, and painted it blue which reminds me of the row house at 309 Indian Grove Crescent in the Junction...

Inside, the houses are quite similar as well.  

This house has natural white oak floors where 309 Indian Grove Crescent had dark floors.

But the kitchen in this house...

Reminds me a lot of the Indian Grove kitchen...

Except this one doesn't have Pellegrino.

This house also doesn't have all the stuff that the flippers of the Indian Grove used in that house and the house at 17 Givins Street...

But maybe the Givins Flippers are just switching things up because the outsides of these houses, with the paint and the windows, are really similar.

Or it's a someone else altogether.

Either way, it's a good house.  But the basement isn't finished.  And I would have preferred a walkout at the back where the radiator is.  Was that too expensive to move?

But it does have a 2 parking spots (don't think it's a garage).

And considering that the 3 bedroom, 2 bathroom house a couple of streets away at 66 St. Clarens Avenue...

Was listed at $749,900 and sold for $930,000 in April...

I can see...

Sort of...

Why this place is priced at $969,000.

But though that house wasn't brand new like this house, it had a 2 car garage, a longer lot, a bathroom in the basement, and, to me, it was just a nicer looking house.

Plus, it had Pellegrino.

So...

I don't think this will sell for asking.

Then again, if another house with grey paint and white windows around the corner at 23 Gordon Street...

That was a narrower row house with no parking could sell for $599,000 almost 2 years ago...

Perhaps this could get asking.

But I'm going to go closer to $925,000.

Wonder what it sold for in October....
