70 Lawton Boulevard - DEER PARK

About a year and a half ago, I posted a pair of 150 year old houses at 70 and 72 Lawton Boulevard that had recently sold.

It was a house that was a little out of place on the street, but was a beautiful old home.  At the time of the post, the houses had sold months prior for I think $1,450,000 each...

And it was back on the market as 4 units with a 'committee of adjustments approval'.

The lot size was 79.17 x 138.75 feet and the proposed building was to look like this...

So, this was supposed to be 4 units.

It looks like it remained as the original 2 because one of those units is now for sale...

On a 38.75 x 138.75 foot lot.

Or half the original lot.

And it is the unit on the left that is for sale.

It is now a 4 bedroom, 7 bathroom semi with a garage and parking for 4 cars.

The asking price is $3,795,000.

Which it actually might sell for (...maybe) if you can see past the bland staging, because this is a pretty good house all around.  

It's perhaps a little new build-y, and I don't love the stone on the front AT ALL, and I am not crazy about the smaller bedroom bathrooms...

But overall, it's a good house with a good lot in a central location.

And though this is a semi, this house works well for a family.

And because of that, this may sell for asking, but I am guessing it will go a little closer to $3.4-ish...maybe closer to $3.2.

I'm sensing a price drop for the house around the corner at 59 Heath Street West...
