15 Laurier Avenue - CABBAGETOWN

I really like this house.

It is a 3 bedroom, 3 bathroom row house on a 15.5 x 74 foot lot and the inside reminds me a lot of the house at 13 Foxley Street...

When I posted that house, I mentioned that it had a Connie Braemar feel to it...

 The same designer of the house that I posted yesterday at 299 Kennedy Avenue in High Park...

But though the Foxley house was not done by Braemar...

 According to the listing from the last time this house was listed in 2008 for $849,000 (but probably sold in the 9s), this is a Braemar designed home.

And I really like it.

I don't normally like really dark floors (they are kind of impractical), but I like everything about this house...even the ivy on the front.

The huge doors at the back brighten up the house which makes the dark floors not feel too dark.

The kitchen is amazing.

There seems to be a lot of storage through out the house (not sure everyone will love that storage bench at the front) and there are 2 good outdoor spaces.

I am not sure what the huge jut out is in the dining room where a fireplae would normally be...

Which has me confused.

There doesn't seem to be a door to the 3rd floor which will bother some people and there is no first floor powder room (but in a narrow house like this, it makes sense to just have a bathroom in the basement).

And there is no parking.

But even though this is an at least 7 year old reno, it still looks great today.

It is listed at $1,199,000.

I think it will sell closer to $1,365,000...maybe more.

There is a Kitchen Aid mixer...
