167 Havelock Street - DUFFERIN GROVE

This is a 5 bedroom, 3 bathroom, 3,280 square foot house on a 50 x 147 foot lot with a detached garage and a total of 6 parking spots.

I am not sure everyone will like the looks of the house, but I love it.  

Inside, the house is fine, but it looks a little knob and tube-y.

According to the listing...

Excellent building potential with severance potential and .6 times density allowing a dwelling of 4,400 sf.

So, this is being sold as a potential tear down!

When I saw this house, my first thought was not a teardown.  Maybe they know something I don't know, but with a renovation and a 1,300 square foot addition, this house could be AMAZING. 

Expensive, but amazing.

But as the reader who sent in the listing pointed out, this isn't Rusholme.  And if there were renovations done with an addition, this would easily be the most expensive house on the street.

There is something about it that kind of reminds me of the semi at 97 Dewson Street...

That was listed at $979,000 in February (looks like I never posted the sale).

There is also something about it that reminds me of the house at 250 Rusholme Road (I think it's the windows and doors)...

That was move right in and was listed at $2,200,000 in May 2014.  It sold for $2,250,000.

This house is listed at $1,895,000.

At first, I thought this might be overpriced...

 But on second thought, I'm thinking this will sell closer to $1,975,000....maybe $2,025,000.
