25 Scrivener Square #415 - SUMMERHILL

At the end of August, I posted a 3 bedroom, 2 bathroom condo at #911 - 25 Scrivener Square in Summerhill.

Though the view wasn't amazing, and it was really more of a 2+1 bedroom condo, the building is a high demand building and it sold fast...

For full ask.

$1,686,500.

Now, this similarily sized 1+1 bedroom (which is currently being used as 2 bedrooms), 2 bathroom condo with 2 parking spots is on the market.  

It isn't open concept like the condo at #911, but I think I like this one better.

Even though this condo is on a lower floor, it has a much better view...

At least from the living room...

And if you don't need more than the 2 bedrooms (though one is kind of small), this one has a family room area off the kitchen that could remain as a family room or it could be used as an open concept office.

The asking price is $1,450,000 with monthly condo fees of $991.80.

So, considering that this is about the same size as the other condo (with 1 less bedroom) and it has better views...

I'm thinking this place is...

Unlike that foam hand, not ludicrously oversized or ostentatious at all.

Okay...

Maybe the private elevator is...

And if the condo at #911 found a full ask buyer at $1,686,500...

Then this place should find a full ask buyer as well...maybe even $1,495,000.
