So, it isn't a big house at only 900 square feet, and the reno for the house clearly happened close to a decade ago, but what they did is pretty great.

And if you are looking for a condo alternative, this is a good option.  There just doesn't seem to be a lot of storage other than what is probably a scary basement, but it's better than nothing.

This house is listed at $574,900.

So, if the similar looking, slightly larger house on a 26 x 101.88 foot lot at 52 De Grassi Street...

Could sell for $765,500 in October 2013...

Making it a $926,255 house at an annual increase of 10%...

Then I see no reason why this house won't sell for at least asking...

Maybe closer to $645,000...maybe more.

P.S.  Anyone know what 2 Audley Avenue next door...
