It was on a 45 x 120 foot lot and it

sold for $1,530,000 in May.

This listing at 6 Nassau Street is (or was?) also home to a recording studio, but this studio was called 

6 Nassau Studio.

It is

the studio where

 Canadian artist such as

Danko Jones

worked on songs such as 'Play the Blues'...

And where the

Constantines

 worked on songs such as Trans Canada from their final album called Kensington Heights...

And my favourite,

Bruce Cockburn

...

Who did not work on this song here...

But this song was worked on at 6 Nassua Studio...

And according to this list of the

Top 10 Recording Studios in Toronto from blogTO

where 6 Nassau Studio was not in the top 10 but was a 'studio worthy of note'...

Duran Duran

was also a client...

(but probably more recently than when that photo was taken)

Here is co-owner of the studio, Jeff McMurrich, talking about his love of music, and the studio and the neighbourhood...

The studio sits on a 35.33 x 126.58 foot lot that includes a 9 or 10 car parking lot.  Combined with the studio, it brings in a monthly income of $6,069.61.

But this lot is being marketed to builders as a 'redevelopment opportunity'.

The asking price is $2,300,000.

Considering it's been listed since at least November, it might be a little high.

But if it does sell soon to a builder, I wonder if they will incorporate this into the new building...
