69 Astley Avenue - ROSEDALE

This is a flip.

In September 2014, this 3 bedroom, 3 bathroom house on a 35 x 228 foot ravine lot with 1 parking spot at 69 Astley Avenue was listed for $1,729,000.

I never posted it, but here are the BEFORE photos from that listing...

So, other than the inexplicable location of the oven...

It wasn't a bad house if you were okay with a deck and a view instead of a lawn.

I am not sure exactly what it sold for but I think it was right around list, or perhaps just under.

And now it is on the market again.

For the most part, I think the did a great job.  The floor colour looks a little too dark for me, but I like that they kept the original floor and the herringbone pattern in the living room.  

I am just not so crazy about the fact that they kept the fireplace mantle in the living room (but for some reason I am okay with the mantles in the dining room and the bedroom).  And I am not crazy about those glossy grey shelves.  To me, they don't seem to go with the fireplace.

But for the most part, they did a really good job.

It is located across the street from the house on a weird lot at

68 Astley Avenue

...

That

sold for $1,675,000 in 2014

...

And it is a few doors down from the Wrecking Ball house at 

61 Astley Avenue

 also on the ravine...

That was listed in 2013 for $2,395,000.  That house 

sold for $2,225,000

...

Which, at a 10% annual increase, would make it a $2,770,000 house today.

This house that has 1 less bedroom and 2 less bathrooms and no garage is now listed at $2,495,000...

So....

Maybe a

little

high.

But if I were to choose between this place and the house at 

116 Glen Road

 that I posted yesterday...

Even though that house has one more bedroom and 2 more bathrooms than this place and is listed $100,000 less...

It's this one.

Just maybe not quite at list.
