So....

In April 2013, I posted

a 4+2 bedroom, 8 bathroom detached house with a pool and a large coach house on a 50 x 141 foot lot at 80 Bedford Road

I wasn't crazy about the kitchen and some of the bathrooms, but it was a move in ready house.

It

sold for $3,825,000.

This house is a 5 bedroom, 5 bathroom house on a 30.64 x 121 foot lot with a small one car garage.

And it is very dated.  It needs a

lot

of work (but the garage does have a new opener according to the listing).

It is listed at...

$3,588,000.

Right.  I think that's a little high.  Maybe they meant to write $2,588,000.

Then again, the chateau at

138 Bedford Road

...

Sold for $3,500,000 in November 2012

and it has been completely gutted and looks like a totally different house...

So, you never know.  But I still think it's about a million or so overpriced.
