This is a 4 bedroom, 4 bathroom semi on a 17 x 122.08 foot lot at 11A Garden Avenue in Roncesvalles.
And I can't figure out why it has been on the market for 3 weeks and hasn't sold.
It's a good house.
Sure, it's a flip that has elements that I don't love like the kitchen countertop (which would have been so much better in a white marble or something white)...
The wonky basement layout...
The black subway tile in the bathroom...
The bathroom layouts in general...
And the fact that there is no 3rd floor bathroom...
That sold for $1,599,000 in September 2014...
And was basically the same third floor...
Was able to add 2 ensuite bathrooms...
So, it's really too bad they didn't add one.
But overall, this a good semi with 2 parking spaces.
And when it was listed in
July, the asking price was $849,000.
This is what it looked like...
It is a definite improvement and it was probably gutted to the studs.
According to the listing, the backyard isn't finished but it will be levelled, sodded, and fenced.
The asking price is $1,289,000.
That seems like the right price to me.
So...I think I am missing something.
