RELISTED/AND IT WENT FOR - 24 Addington Avenue - LANSING

In December, I posted

this 3+1 bedroom, 2 bathroom house on a 113.79 x 125.67 foot lot at 24 Addington Avenue in Lansing.

It had been listed since June when the asking price was $1,399,000.  In September, it was down to $1,249,000 only to be increased up to $1,349,000.

When I posted it in December, I mentioned that I thought the house had potential...

But based on this sinking patio...

It would probably need a LOT of work.

In February, the

price was dropped to $1,248,888.

A little over a week later, it

sold for $1,311,000.

On Saturday, I got an email from the person claiming to be the person that bought the house.  

According to the email, they were no longer the owner.  The email claimed that the deal had been cancelled because...

While working on renovation plans we were lucky enough to put our hands on a geodesic report ordered by the seller a year ago stating that the house retaining wall is in a deteriorating condition.

Apparently, the cost to fix the alleged wall issue would be $80,000.  And because it was not disclosed in the listing, they were apparently able to get out of the deal.

But if there is (or was) an alleged issue with the retaining wall...

Does it need to be disclosed? 

I don't know.

On Saturday, it was back on the market with no mention of a wall for $1,388,000.

It

sold

in 1 day...

For $1,428,000.
