When a reader sent in this house at 31 Summerhill Avenue in Summerhill...

I was very curious to see the house as the reader described it as a 'Grand Old Home...larger than most on the street'.

The last house that I posted on this street was the semi at

It was a 3+1 bedroom, 3 bathroom house on a 20 x 150 foot lot that needed a lot of work.

But it was large and on a big lot, and with a listing price of $1,689,900, it was going over.  It

sold for $1,825,000.

This is a 6 bedroom, 3 bathroom house on a 32 x 150 lot with 3 parking spaces.  It needs a lot of work and according to one reader, the last time it sold was in 1966...

For $40,600.

So, it needs a LOT of work and is being sold 'as is'.   The listing photos are full of images of the stained glass windows that, in this neighbourhood, in a house that is 133 years old, are most likely going to get removed.

So, if the house at 63 Summerhill Avenue that will probably also get a similar extension sold for $1,825,000...

And if the larger (largest on the street actually), move-in ready, 7 bedroom, 4 bathroom house on a 47 x 130 foot lot down the street at

84 Summerhill Avenue

Recently

sold for $2,001,000

...

Then I would assume that this place would be listed around $2,350,000...maybe a little more.

Instead, this house is now on the market...

For $2,950,000.
