On Tuesday, I posted

this 4 bedroom, 4 bathroom house on a 25 x 113 foot lot at 13 Simpson Avenue in Riverdale.

It was a listing of a house that I

had posted in June 2015 when it was listed at $1,499,900

and looked like this...

And was listed as a 50 x 113 foot lot.

I thought it was priced really high considering that it backed onto the shops on Gerrard and that it would sell closer to $1,250,000.

It sold in 3 days for $1,750,000.  Clearly, at that price, the lot was getting split.

And it did.  They tore off the side porch, painted a few rooms in the house, and relisted it at $1,349,000.

Again, I thought it was overpriced.

It

sold

in 8 days...

For $1,340,000.
