AND IT WENT FOR - 285 Grace Street - PALMERSTON

At the end of last week, I posted this 3 bedroom, 4 bathroom semi on a 17.66 x 114 foot lot at 285 Grace Street in Palmerston.

It was a house that I had previously posted in Julywhen my reaction to the house was...

A True Encompassment Of Brilliance

I didn't love it.  It felt crowded in the living room/dining room and there were some finishes that I didn't get...

Like the barrel in the wall...

It was listed at $1,547,000.

I thought that was too high and that this was more of a $1,299,000 house...unless that was a never ending barrel of wine.

It didn't sell and the price was in August to $1,399,000.  I thought it was getting closer.

By September, the price was back up to $1,499,000.

It never sold but in the meantime, in April, the neighbouring house at 287 Grace Street...

 That had been presumably been done by the same flippers (as a readers saw workmen going between the 2 houses), was put on the market for $1,199,000.  It sold for $1,350,000.

A month later, this house was back on the market for $1,299,900.

It sold the day I posted it after only 1 day on the market...

For $1,500,000.
