AND IT WENT FOR - 44 Fern Avenue - RONCESVALLES

At the beginning of March, I posted

this 4+2 bedroom, 5 bathroom new build on a 25 x 132 foot lot at 44 Fern Avenue in Roncesvalles.

It was a great new build that could have maybe used some landscaping but was a great house inside.

I loved the floors and the bannister and the kitchen was great.  I just wasn't crazy about where the sink was located and would have preferred it in the island but it was still a very good kitchen.

But it was a really well done house with a good sized yard and a garage in a good location between Roncesvalles, Queen West, and Dundas West.

It was listed at $2,289,000.  I thought that was too high.

It didn't sell and the price was

dropped a couple of weeks later to $1,989,000.

I thought that was a much more appealing price, that it may be the right price, but that it might still be a little high.

It didn't sell and there was another price drop last week.  This time, the

price was down to $1,599,000.

It was definitely going to sell and it

did

...

For $1,950,000.

Just under the first price drop.
