This house was a triplex and needed a lot of work to convert it to a single family house.

It was listed at $1,790,000.

I thought if the house at 44 Walker could sell for $2.5 three years ago...

And if the semi on the other side of Yonge at

63 Summerhill Avenue

...

That also needed a lot of work like this one but was on a slightly narrower lot could

sell for $1,825,000 in January

...

Then this place would sell for the same...maybe $1,840,000.

For $2,001,000.
