AND IT WENT FOR - 73 Metcalfe Street - CABBAGETOWN

At the beginning of March, I posted this 3+1 bedroom, 5 bathroom house on a 28 x 94.25 foot lot at 73 Metcalfe Street in Cabbagetown.

It was a rebuild of a house that used to look like this...

When it was listed in May 2014 for $899,000.  It sold for $940,000.

So, it was a HUGE improvement.

But it was kind of a quirky house.  For the size, I would have thought they would have built 4 bedrooms instead of just 3.  And these walls were weird...

But at least they closed...

When it was listed in March, the asking price was $2,499,900.  I thought that it wouldn't sit for long.

But according to a reader, because it was a rebuild, there was HST on top of that.  I don't know if that is the case or not, but if it is...

That would mean you would be paying $2,824,887.

Last week, the price was dropped to $2,350,000...

And if the HST thing was correct, it would actually be $2,655,500.

It sold...

For $2,280,000.

And with HST, that would be...

$2,576,400.
