188 Lippincott Street - HARBORD VILLAGE

Annnnnnd.....

It's another Green Couch Development that takes a single family home and rebuilds 2 condos on the same lot...

And I think this one would make it #7.

There was the one at 170 Markham Street...

Not to mention the one at 49 Brookfield Place...

But that one was a single family home.

There is no longer a green couch but there is a new blue couch...

And like the other units, I like pretty much all the furniture throughout ( where is that brass and wood side table from!?!)

The kitchen is good, the bathrooms are good, the floors are nice...

It's just that there is no outdoor space unless you count the front yard because this is the back yard...

When this house was listed in 2014, it looked like this...

The asking price was $999,900

I'm assuming it sold close to list, if not over.

This 3 bedroom, 3 bathroom unit is listed at $1,090,000.   Will this place sell for that given there is no outdoor space?  And even if it does sell for that, is that selling price for 2 units enough to cover all the cost?

Probably not.

But according to this City of Toronto Committee of Adjustments Variance...

This place is actually 3 units.

So yeah...

Three units at $1,090,000 should cover the costs.
