This is a 4+1 bedroom, 6 bathroom house on a 35 x 151.50 foot lot at 24 St. Germain Avenue in Bedford Park.

It is a new build that used to look like this...

When I saw the floors and the railing, I immediately thought of the house at 72 St. Leonard's Crescent in Lawrence Park that I posted in February 2012...

The railings aren't the exact same so at first I wasn't sure it was the same builder at first...

But then I saw the front door, stove, and appliances in the kitchen.  They are all the same so it must be the same builder...

The same builder who built the house at 315 Heath Street East...

That was listed recently as an unfinished house without a new front door.  I never posted it but I think it was initially listed around $4.2 million and I think sold just under $4 million.

The St. Leonards house that was much bigger was listed at $4,099,000.  It sold for $4,075,000.

This house that is the smallest of the three is listed at $3,380,000.

It isn't staged as well as the St. Leonard's house and I don't get the dog room at the front door or that frustrating deck at the back...

Or the church-like details in the kitchen...

And I think I would switch the living room and the dining room because that living room is a bit odd...

But overall this is a good house just steps to Yonge Street.

It will sell fast and like the other 2 houses...

Probably just under asking.
