336 Palmerston Boulevard - PALMERSTON

This is a 6+1 bedroom, 4 bathroom detached house with 3 parking spots on a 35 x 127 foot lot at 336 Palmerston Boulevard in Palmerston.

The reader who sent it in said...

We are surprised that 336 Palmerston is not selling.

I was wondering if you have any thought on that.

Well....

It is a beautiful old house.  I'm not exactly sure how long it has been on the market, but I do know some possible reasons it isn't selling.

1.  The floors.  They are wrong for this house and don't look right with the original wood wainscotting, doors, trim, and stairs kind of like the house at 166 Crescent Road...

2. The layout.  The part at the back where the kitchen and family room are seems to be an addition and it just doesn't flow and it makes the kitchen feel completely closed off from the backyard and family room.  But the second floor is okay.

3.  The kitchen.  There is nothing wrong with it but it doesn't seem right for a house this size and reminds me of the third floor kitchen also at 166 Crescent Road...

4.  The basement.  The listing says it has been 'exquisitely renovated throughout' but that basement isn't finished.  It may be staged to look finished...but it's not finished.

5.  It feels cold.

6.  The price.

This house is listed at $3,290,000.

About 5 years or so ago (not exactly sure when), this house was listed at $2,095,000...

So, if the house sold for asking then, at a 10% annual increase, that price is about right.

But there have been no changes to the house.

And this renovation is nowhere near the quality of the renovation at 531 Palmerston Boulevard...

A house that sold for $3,450,000.

If the house at 330 Palmerston Boulevard that needed a lot of work that was listed at $1,999,900...

Sold for $2,330,330...

Even though this house has been renovated, with all the issues with the house like the first floor layout...

It will be pretty tough to get anywhere near the asking price.
