This is a 3 bedroom, 4 bathroom house with a garage and 3 parking spots on a 28 x 150.70 foot lot at 25 Crescent Road in Rosedale.
The second I saw the inside, I immediately thought of the house a few blocks away at 55A Rowanwood Avenue...
Both are from about the same era except the house on Rowanwood was recently updated.
It had been listed in October 2014 for $1,585,000 and was relisted after the reno in February 2015 for $3,150,000.
Sure, it was close to Yonge Street and the Summerhill shops and restaurants...but $3.15?
It didn't sell. But after a price drop to $2,850,000, it eventually sold in June 2015 for $2,400,000.
This house is also close to Yonge Street...
But it is so close that it is right beside the Rosedale subway station...
Sure, there is a ravine inbetween, but still.
It is listed at $1,895,000.
Because this house is detached and because of the lot size, this could be a complete new build. So, does the price makes sense considering it so close to the subway.
At first, it seemed high to me...
But after thinking about it, assuming this will be a 3 story new build with lots of glass overlooking the ravine and the city skyline and not a reno like the Rowanwood house...
I think this will probably sell close to $1,950,000...maybe more.
