This is a 4+3 bedroom, 4+1 bathroom house on a 35 x 90 foot lot at 423 Brunswick Avenue in the Annex.

It is located just south of the house at 494 Brunswick Avenue that I posted yesterday...

Both are flips but the house at 494 Brunswick was flipped in 2012.  And, in my opinion, is a much better flip.

This flip, though it has a good-ish floor plan...

It has really flippy aspects like the kitchen counters and the bathroom counters. 

And other than opening up the kitchen and dining room and rearranging the master, it is still pretty similar to what it looked like before (which wasn't bed, just kind of dark).

So, it's a more practical layout now.  But the wood is the same.

I'm not sure when it was listed at $1,590,000 or what it sold for, but the flip was was listed at $2,499,000.

It sold...

For (approximately) $3,130,000.

So, 494 Brunswick that is currently listed at $2,849,000 is probably going to sell for even more than $3.4.

P.S.  What is with this shed!?!
