RELIST - 405 Brunswick Avenue - ANNEX (UPDATE)

This is a 4+2 bedroom, 7 bathroom semi with a detached garage on a 21.19 x 113.58 foot lot at 405 Brunswick Avenue in the Annex.

I first posted it in 2012 when the listing photo looked like this...

So, it hasn't really changed and neither has much on the inside either.

This office ...

Which I found kind of dark has turned into this bedroom...

And now I love the look of the grey (where is that rug from?).

At the time, I didn't love the wood in the kitchen island or the fireplace being blocked off by the couch...

But according to an email I received from the friend of the home owner and designer who helped out with the interior,  Cameron Mac Neil from Canadian House and Home...

'The mantle and built ins, kitchen etc came with the house.  The TV would have been way to high if mounted over the fireplace and we were also working with existing furniture from their old place so we felt that the family room was best situated that way. It works for them and makes a clear path to the back yard.'

Makes sense.

Years later, all that furniture is still there.  So, I guess it never sold.

In 2012, it was listed at $2,395,000.  I thought it would sell fast and for $2,465,000.

It didn't sell and the price was dropped to $2,395,000.

ByJuly, it was taken off the market and a reader pointed out that it was then listed for rent for $11,000/month.  I didn't think that would happen.

But maybe it did and that is why it took so long for this to come on the market again.  

This house is now listed at $3,295,000.

Now it will definitely sell fast.

UPDATE:  Thanks to a reader and neighbour of this house who emailed yesterday to say...

'I live down the street and saw Ellen Page come in and out of that house several times last summer to walk her dog. I believe that is where she was living while she was in Toronto filming last summer.'

So, perhaps they got that $11,000/month after all!
