70 Hilton Avenue - CASA LOMA (1 Comment)
One of the Cornish Flippers first flips is on the market again.
The first time I posted this 5+1 bedroom, 5 bathroom house on a 30 x 99.50 foot lot with a detached garage at 70 Hilton Avenue in Casa Loma was in April 2012.
And though for the most part it was a good flip, there was a lot that I wasn't crazy about.
I wasn't crazy about wasted space right through the middle of the house to the back door. There was so much wasted space that there was only room for a 4 seater dining room table. That's no good.
And I did't know if they were there before or not but the posts in the backyard were 'hideous'...
When I posted it, I didn't realize it was done by the Cornish Flippers but I figured it out by the end of the day.
At the time, it was listed at $1,499,000. I thought it would sell for $1,625,000 but then upped the price all the way to $1,750,000. It sold for $1,605,000.
It's now back on the market with no visible changes other than paint (and no photos of those backyard posts).
The asking price is $2,149,000.
If it sold in 2012 for $1,605,000, the asking price at an annual 10% increase would be $2,585,000.
But with that dining room nook, I don't think this is a $2.6 million house.
But $2.4? Maybe.
