22 Whitehall Road - ROSEDALE (8 Comments)

This is a 4+1 bedroom, 5 bathroom detached house with a garage on a 35.44 x 110 foot lot at 22 Whitehall Road in north Rosedale.

It is larger inside than it looks from the front with a large family room addition that creates a really good flow to the first floor.

On the second floor, the principal bedroom above the addition is large with a huge closet and a good sized ensuite.  And all the other bedrooms are a good size.

The basement is large and bright with a fireplace, a walk out (I am really starting to like these), and another +1 bedroom.

The only problem is the location.  It's a pretty busy street and the backyard backs onto the trains tracks.  And the floors are pretty scuffed in parts and the back deck needs to be repainted.

But other than that, it's a great family house (with lots of throw pillows).

And it's bigger and better than the 3 bedroom house at 28 Whitehall Road (scroll to see photos)...

That sold last November for $2,400,000.

But $2,810,000 in an August market?  Is that too high?  Maybe a little but it is really good house.

And it is a LOT less money than the flip at 220 Glen Road!
