30 Whitehall Road - ROSEDALE, TORONTO (6 Comments)
One of the first houses that I ever posted was this house at 30 Whitehall Road in Rosedale when it was a 4 bedroom, 3 bathroom house in 2011 when it looked like this…
And the asking price was $1,795,000.
There weren’t a lot of photos but with that kitchen squished into the corner…
It needed work.
It never sold and a little over a year later, it was back on the market for $1,675,000. It sold for $1,550,000.
It has since been fully redone and is back on the market. And for the most part, I really like it.
Here is what the first floor layout looked like before…
Here is what it looks like now…
So, they took that tiny kitchen and made it a powder room and ‘survery’ (I think they meant servery) area and created a great kitchen with a big island in what was the family room area. And it’s great…
I just wish they had made the ‘survery’ smaller and moved the microwave against the far window and opened up that wall beside the powder room to make a door from the front hall so you didn’t need to use the living room and dining room to get to the kitchen.
And I don’t know why they moved the bathroom on the second floor because it had the window and now the bathroom has no window but the laundry room does.
Otherwise, it is a great family house in a good neighbourhood.
The asking price is…
$3,898,000.
Which seems to be an annual 10% increase plus the reno.
And if they get that price, I am guessing the couple below who I assume are the owners will be sharing some champagne instead of wine in that kitchen…
Because that will be the highest price on this street by far.
P.S. Here are photos of the master bath from that David Weenen Design Build website (the builder) which were not included in the listing…
