This is a REALLY good house.

It is a flip of a house the used to look like this…

With this layout…

So, it was a duplex and now it is a single family home and it’s great.

As it is staged, it might be a little monotone for some but I love it (just not sure I could live with all that white without getting it dirty!).

The floors are good, the layout works, the kitchen is large with lots storage and I really like that light grey colour of the cabinets. There is a family room (I would want to put cabinet doors on the top shelves on either side of the fireplace to hide that bulkhead but that is easily done) with a wall of windows to a good sized, downtown yard and a garage that is apparently roughed in for electricity and water.

Upstairs, the bedrooms are all a good size with storage and large bathrooms. It looks like the laundry is also on the second floor. The third floor (which must have had an extension based on the before floor plan) is large with a huge dressing room and a huge bathroom.

And the basement is large with another big bathroom and a big open space with high ceilings.

Basically, it is a tastefully done house that is move right in in a good location steps to the park but not backing right onto it (which is a good thing depending on who you ask).

When I saw the photos, I tried to guess the price and I came up with $4,250,000.

But that is not the asking price.

Possibly based off of the house on a less desirable location at 254 Shaw Street that just sold for approximately $3,700,000…

This house is now listed at…

$3,849,000.

For me, this is the better house in style and location. But is it $500,000+ better?
