This is a really good house.

It is a 4+1 bedroom, 4 bathroom house with 3 parking spots on a 32.5 x 80 foot lot at 57 Elm Avenue in south Rosedale in Toronto.

Because of the lot size, each floor isn’t huge and there is no room for an extension if you want to keep a yard. But it has beautiful original features like the staircase and the entryway while creating a space that works for a family (if a first floor family room isn’t a priority).

The listing says that it is a 4+1 bedroom house but the way it is set up now, the family room is on the second floor which is what I assume is the 4th bedroom. Only problem is there is no bathroom on that floor for that room.

So, this is really a 3+2 bedroom house.

But it is move-right-in and just a short(ish) walk to Yorkville.

It is listed $3,995,000.

Which is the same price as the 4 bedroom, 4 bathroom Annex semi on a 22.5 x 99.2 foot lot at 66 Tranby Avenue…
