47 Endean Avenue - LESLIEVILLE, TORONTO (3 Comments)

This is a 4 bedroom, 3 bathroom semi on a 20 x 93 foot lot at 47 Endean Avenue in the north part of Leslieville in Toronto.

It isn’t a large house but it is done well.

It looks a little dark in the photos but that may be the weather when the photos were taken because there are a lot of big windows in this house and it is a south facing lot (maybe they could add another window over the back door?). And I can’t tell if the first floor paint is white or yellow but whiter paint may help with the brightness.

The floors are all different on each floor which kind of drives me crazy and the second floor bathroom is a little dated (unless you like claw foot tubs). But those could be redone for not a huge cost.

Otherwise, if you don’t need parking and you don’t want fully open concept, this is a great option with the kitchen cut out that still gives an open feel. The kitchen itself has tons of storage. It looks like the house has new windows, the basement is a good size as is the backyard, and it is steps to the Gerrard streetcar.

Basically, this is a solid house in a good neighbourhood.

It is listed at $998,000.

I don’t think it will sit long and probably around 15-20% overask.

NOTE: I forgot about that 3rd floor until the reader below pointed it out. As it is, it could be a good 4th bedroom, guest room, family room, of home office. Or, you could probably add a bathroom addition with out a lot of problems on the other side of the closet.

So….I’m thinking this house will probably sell closer to $1,250,000… maybe $1,275,000.
