I have no idea why they did this!!!
In July, I posted this 5 bedroom, 1 bathroom house on a 24 x 91 foot lot with no parking at 106 Shaftesbury Avenue in Summerhill in Toronto.
It was a house that was a little run down but had a ton of potential if you wanted to put in the work.
It reminded me of the house at 31 Summerhill Avenue that was listed 2 years ago...
That house was a 6 bedroom, 3 bathroom house on a much larger 30 x 150 foot lot around the corner with an asking price of $2,950,000. It sat for a while at that price but eventually sold a little over 10% under ask.
It has since had a full gut and addition at the back and is either going to be the home for a family or may be on the market any day now as a flip. And if it is a flip, the asking price will probably be closer to $4.65+ (my guess).
This house has the same potential without the addition as it is a smaller lot. And it faces the busy CN train tracks which isn’t a plus.
So, when it came on the market at $1,995,000, I thought it was going to be a tough sell.
Looks like it has been but for some reason, instead of dropping the price (of accepting a lower price) by $100,000 or so…
They decided to turn this room…
Into this…
When the rest of the house presumably still looks like this…
AND they increased the price…
To $2,195,000.
