This is a 4+1 bedroom, 2 bathroom detached house with 4 parking spots at 179 Crawford Street in Trinity-Bellwoods.
If you live in the neighbourhood or have every driven up the street, you have probably wondered what was happening in this house.
It is the first house you see after the community centre and Trinity-Bellwoods playground in the park as you head north so the whole south side of the house is exposed to the street and the park.
Meaning it's not very private but it probably gets a lot of light.
I always assumed it was a single family home. And apparently it has been a single family home for the last 40 years but it is still set up as a duplex with a kitchen on the first floor and the second floor. The coach house has also been renovated as another unit that has been used as an Airbnb.
As for the house, it's move-right-in. But it could definitely benefit from some updating. And if you are looking for a single family home, that second floor kitchen might not be the best which would mean a pretty extensive renovation.
Or.....
Let's say budget isn't an issue, I think what I would do is get rid of that back family room extention and instead square off the back with a huge open kitchen family room and mudroom that would go all the way to the south property line on the park. You could do a large transom along that south wall to let light in but increase the privacy and have big glass windows at the back.
And I would extend the second floor as well and make a huge master suite at the back over looking the park.

$3,999,999.
So...
As I said, that big reno/addition would probably only happen if budget wasn't an issue.
