885 Logan Avenue - RIVERDALE, TORONTO (15 Comments)

This is a 2 bedroom, 2 bathroom laneway house with no parking spots on a 44.9 x 107 foot lot at 885 Logan Avenue in Riverdale.

When I first saw the outside, I thought of the Riverside laneway house at 65 June Callwood Way...

And when I saw the inside, I thought of the Dovercourt Park laneway house at 1 Roof Garden Lane (did that ever sell?)...

And the whole idea of it also reminded me of the house at 23A Morton Avenue...

But that house was a little more up-to-date.

This house an interesting loft home with a pond and trees right in the middle and as it is, it's fine but it is a little dated.  The kitchen looks like it is from the 80s with the fruit tile backsplash and the railings and stain glassed windows don't really fit with the idea of a modern loft space.

But with some work, this could be an amazing modern space with a rooftop patio.

The only problem is that it is located in the laneway right behind all the restaurants on the Danforth...

But if that doesn't bother you and you are looking for a loft space that you can modernize...

This is a pretty great option.

The smaller space at 63 June Callwood Way was listed at $1,198,000 last June.  The house Dovercourt loft was listed at $6,495,000 in September 2016 with a price drop to $5,995,000 in July of last year

And the house further east on the Danforth at 23A Morton was originally listed at $2,499,000 and sold 2 years ago for about 12% under that after multiple price drops.

This house that is probably in a better location along the Danforth than the Morton house but is not as up-to-date is listed at...

$2,500,000.

This will probably sell fast...

If that restaurant thing isn't an issue.

Oh!....and the parking.
