318 Monarch Park Avenue - EAST YORK, TORONTO (29 Comments)

Two years ago, I posted a 3 bedroom, 1+1 bathroom semi on a 17.54 x 100 foot lot with one parking spot at 320 Monarch Park Avenue in East York.

It was a colourful house that was done well.  It was listed at $699,900.

Two years later, the neighbour at 318 Monarch Park Avenue that shares the mutal drive with that house is on the market.  

It looks like a flip but I am not sure.  But if it is a flip, they did a really good job.

Like the neighbour, it is a 3 bedroom, 2 bathroom semi on a 17 x 100 foot lot but it is a little more up-to-date than 320 Monarch Park Avenue.

The floors throughout are walnut, the appliances are new, all the fixtures are brass from Restoration Hardware, the basement has been dug out and underpinned, there are closets system in each closet, the windows are all new (not so crazy about those though and don't get why they made that second floor front window smaller).

Basically, it's a great move-in-ready house.

According to this website, it was listed 3 weeks ago for lease at $3,900/month.  It is now on the market for...

$899,000.

Considering the neighbour that wasn't as 'new' was listed 2 years ago at $699,900 and I thought it would sell closer to $835,000 (not sure what it did eventually sell for)...

I'm thinking this is going to sell closer to $1,150,000.
