25 Ellis Park Road - SWANSEA, TORONTO (7 Comments)

Three years ago, I posted a 3,500+ square feet, 4 bedroom, 3 bathroom house on a 65 x 133 foot lot (at the back) and 30 feet at the street at 25 Ellis Park Road in Swansea, Toronto that looked like this from the street...

And this at the front door...

It was a tri-plex that was fine though a little tired but could be AMAZING as a single family house.

It was listed at $1,698,000.  I thought it could sell for $1,875,000.  It sold way over that at approximately 24% over ask.

Three years later, it is back on the market as a single family home that has been totally redone by Altuis Architecture, the same people behind the houses at 6979 Nottawasaga 36/37 Sdrd E in Clearview...

The house at 4 Meredith Crescent...

The house at 27 Astley Avenue in Rosedale...

And the house down the street at 168 Ellis Park Road that was built in 2006 by the owner of Altius...

Did that ever sell!?!

This house, like all those house, is modern and contemporary and for the most part, I like it.  I'm just not so into those lime kitchen cabinets.  But I suppose those could be changed.

And the pea gravel deck.  Again, that could be changed.

This 4 bedroom, 4 bathroom, single family house that overlooks Grenadier Pond and High Park is now listed at...

$5,500,000.

That is a lot higher than I was expecting...

But I suppose it is a unique house on a very unique property.

And I don't know why, but I get the feeling this will be used as a movie location one day.
