14 Rolyat Street - BEACONSFIELD VILLAGE (5 Comments)
This is also a 4 bedroom, 5 bathroom house on a slightly wider 25.1 x 97.5 foot lot with a detached garage around the corner at 14 Rolyat Street.
Like the Foxley house, the front may not be for everyone, but the interior is really good.
I like all the finishes in this house a lot, maybe more than the Foxley house. But there are weird things about this house that I am not sure I can get past.
The windows.
Firstly, do they open? I assume they do but it looks like they don't. And I wish the windows in the family room/kitchen area were a walkout to the backyard. Yes, there is that door to the side in the mudroom area, but it would be nice to open a door in the actual sitting area.
And that mudroom. It seems to waste a lot of needed space. As does that fireplace.
Oh, and it's a row house that used to look like this...
And it backs onto the shops on Dundas as you can see from this aerial photo...
And you can also see that this is by far the biggest house on the street.
But if those are things that don't bother you, this is a great house. If it does bother you, the price isn't going to help.
This house has been on the market for weeks with an asking price of $2,900,000.
And if the detached Foxley house in a better location (despite all the neighbours looking into the backyard) isn't selling at an asking price of $2,685,000...
I don't see house this house is going to sell over $200,000 more.
I'm guessing there will be a price drop soon...for both.
