PRICE DROP - 55 Jocelyn Crescent - DON MILLS, TORONTO (4 Comments)

Last month, I posted this 4 bedroom, 2 bathroom house on a 57 x 160 foot lot at 44 Jocelyn Crescent in Don Mills, Toronto.

It was a house built by architect Henry Fliess who is well known for his architecture in Don Mills and elsewhere.

As it had the same owner, Gerry, since 1970, it needed some work but had a lot of potential.

But the price was pretty high at $2,490,000.

Thing is, after I posted it, several readers pointed out that this place sold in February...

List Price … $1.58MM
Sold Price … $1.52MM
Contract Date … 1/29/2018 (C4031167)
Sold Date … 2/5/2018 

Which explains the 2 sets of listing photos.

So, with no changes and furniture that didn't work as well in the space, this place was back on the market 5 months later for $1,000,000 more!?!

Unsurprisingly, it hasn't sold and the price has now dropped to...

$1,999,888.

And that is still a $500,000 and 33% increase in 6 months.
